In short
Freddie Mac requires an SRA for every property with a PGA of 0.15g or more. The report is Level 0 when none of the listed risk factors is present and Level 1 otherwise. It must be dated within six months before the full underwriting package, and the lender, not the borrower, must retain the consultant (Guide Chapter 64). Send us the property and lender, and we will confirm what your loan requires.

What to confirm with your lender
- Trigger. Which hazard measure or property characteristic requires a seismic report for this asset.
- Required level. Whether a Level 1 SRA with site visit is required, or a desktop assessment is acceptable.
- Report age. How recent the report must be relative to rate lock, commitment, or closing.
- Loss thresholds. The SEL / SUL values that trigger earthquake insurance, mitigation, or ineligibility. See the 20% and 40% SEL lines explained.
- Construction type. Any special treatment for unreinforced masonry, non-ductile concrete, or soft-story wood frame.
- ASTM edition. Which edition of ASTM E2026 (and whether E2557) the report must cite.
How we deliver it
- We prepare the report to ASTM E2026-24, with SEL and SUL at the 10% in 50-year level
- Our Qualified Field Assessor performs the site visit; our team completes the analysis, and a California-licensed Civil Engineer (PE) reviews and stamps the report
- We match the scope to your lender's scope letter
